CBRE report shows Delhi-NCR with 25% 3PL leasing share; Tier-II, III cities rising.

Delhi-NCR has emerged as India’s largest hub for third-party logistics (3PL), accounting for 25% of total industrial and logistics (I&L) leasing activity since 2021, according to CBRE South Asia’s report “Built to Scale: How 3PL is Solving India’s Supply Chain Puzzle.” Mumbai follows with 24% share, while Bengaluru holds 16%. Together with Chennai, Kolkata, and Hyderabad, the top six cities contributed nearly 70% of 3PL leasing activity between 2021 and H1 2025.
3PL firms, which manage complete supply chains for clients, have been the largest demand drivers for logistics real estate, contributing 40–50% of leasing between 2021 and 2024. In H1 2025, they maintained a share of over 30%.
CBRE noted that tier-II and III cities are emerging as growth hubs, driven by rising consumption and lower land costs. The report also highlighted a preference for asset-light strategies, with over 60% of firms opting for multi-tenanted spaces, alongside growing adoption of automation, IoT, and warehouse management software to build future-ready supply chains.
