Anshul Singhal has launched Vantrock to develop around 11.5 million sq. ft. of warehousing and logistics parks in India.

Real estate veteran Anshul Singhal has launched Vantrock Real Assets Private Limited (VRAPL), an operator-led real assets platform focused initially on warehousing, industrial and logistics parks. The Mumbai-headquartered platform plans to develop approximately 11.5 million sq. ft., representing a gross development value of about INR 4,200 crore (about USD 434 million) on completion.
The first 3 million sq. ft., valued at about INR 1,100 crore, will be located across the National Capital Region, Bengaluru and Pune. Construction starts in 2027, with first rental income targeted from 2028 onwards. The remaining 8.5 million sq. ft. will span the same markets as well as the Mumbai Metropolitan Region and will be operationalised in phases over the next 12 to 18 months.
Vantrock also plans to buy existing Grade-B warehousing buildings outright or through joint ventures and refurbish them to Grade-A standards in six to twelve months. Its markets follow a market study and investment thesis prepared by CBRE, which estimates India’s Grade-A warehousing supply shortfall at approximately 117 million sq. ft. between 2026 and 2031.
