Leased from Merriment Properties for ₹9.19 lakh monthly (₹22/sq ft); DHL paid a security deposit of ₹2.76 crore

By purchasing 417,735 square feet of Grade-A warehouse space at One Samruddhi Park in Amane, along the Samruddhi Mahamarg corridor in Bhiwandi, Thane district, DHL Supply Chain has acquired one of the biggest industrial leases of the quarter. The lease was officially filed on November 7, 2025, according to records obtained by CRE Matrix.
With a security deposit of ₹2.76 crore, DHL has leased the facility from Merriment Properties for an initial monthly cost of ₹9.19 lakh, or ₹22 per square foot. With easy access to Mumbai, JNPT, and the rapidly expanding Samruddhi Mahamarg motorway, the deal strengthens Bhiwandi’s position as one of India’s most sought-after logistics hubs.
According to industry analysts, 3PL operators, e-commerce giants, FMCG businesses, and automakers are driving the strong demand for premium warehousing in Thane and the larger Mumbai Metropolitan Region. To meet growing, fulfilling demands and shorten response times, major companies like DHL keep growing and merging.
The most recent Bhiwandi agreement comes after DHL renewed a 3.17 lakh square foot warehouse lease in Panvel, another important MMR logistics hub, last month. CapitaLand India Trust owns that space, which has been leased for five years at a starting rental cost of ₹56.7 per square foot and an initial monthly rent of ₹1.8 crore with an annual 5% increase.
India’s warehousing industry is growing quickly due to persistent demand from e-commerce and third-party logistics companies, which consistently attracts interest from major international logistics companies like DHL.
